Meals Farm

Please read the following carefully. When you book with us, you are entering a contract that binds both parties.

1. Arrival & departure

Your cottage will be available from 4pm on the day of arrival. We ask guests to vacate the property by 10am on the day of departure.

2. Standards of care

We respectfully ask that you leave the cottage in a clean and tidy condition.Please report any damage or breakages. Should the property be left in an unacceptable condition and a professional clean be required, an additional charge of £150.00 will be added to your bill.

3. Booking confirmation

A binding contract will come into existence upon issue of our Confirmation of Booking form

4. Number in party

This should not exceed four persons in The Granary, The Mill House or Nursery Cottage or
two persons in The Stables.

5. Payment

When you make a booking you take on the responsibility for the total payment of your
holiday reservation.
A non-refundable deposit of 25% must be paid upon booking. We are also happy to accept payment in full at time of booking.

We request that the outstanding balance be paid at least six weeks prior to your arrival date.
If the balance of payment has not been made by the due date, and you have not contacted
us, we will consider the booking cancelled.
For bookings made less than six weeks prior to arrival date, the full amount must be paid
when you make the booking.
We accept payments by BACs, Card or Cash.

6. Cancellation

Cancellations must be made no later than 6 weeks prior to your arrival date.

If full payment has been made in advance, 75% of the total fee will be refunded to you providing you cancel at least 6 weeks prior to your arrival date.

No refunds can be made for cancellations with less than 6 weeks notice.

7. Minors
Bookings can only be accepted from persons aged 18 or over.

8. Linen & towels

All bed linen and towels are provided (one bath towel and one hand towel per person).

9. Availability

If, for any unforeseen reason, the property is unable to be let (for example fire damage) all
monies will be refunded to you. However, we cannot be responsible for payment of

We cannot be held responsible for breakdown in public or local services including water and electricity. In case of any breakdown you should inform us as soon as possible.

10. Damage & Loss

We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge per key.Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belongings before checking-out. The owner has the right to enter the cottage if exceptional or emergency circumstances arise (for
example if repairs need to be carried out).

11. Smoking

We operate a strict no-smoking policy inside the cottages.

12. Disabled accessibility (Nursery Cottage and The Stables only)

Nursery Cottage and The Stables are disabled accessible. However, we recommend that
any disabled person is accompanied by an able-bodied person.

13. Pets

One small, well-behaved dog is permitted in Nursery Cottage and The Granary for an additional fee. Dogs are not permitted in The Mill House or The Stables.
Guide dogs are accepted in all of our cottages, free of charge.
Notification of dogs, and their details are required at the time of booking.
Dogs are not permitted on the furniture or in the bedrooms. Under no circumstances must
your pet be left unattended in the cottage and your pet must be exercised off the premises.

14. Vehicles

Your vehicles and their accessories and contents are left entirely at your own risk. We are not responsible for any loss or damage of the vehicle.

15. Visitors

If you wish to have visitors, please inform us before they visit as we need to know who is on site in case of emergencies. A maximum of 3 visitors is permitted with prior authorisation. Visitors are not permitted before 7am, and must be left the property before 10pm.

16. Complaints & issues
We hope you have a pleasant and enjoyable stay. If you have any problems or concerns please inform us and we will endeavour to rectify the issue as soon as possible.
