Please read the following carefully. When you book with us, you are entering a contract that binds both parties.
1. Arrival & departure
Your room will be available from 16:00 on the day of arrival. We ask guests to vacate their room by 10:00 on the day of departure.
2. Standards of care
We respectfully ask that you leave the room in a clean and tidy condition.Please report any damage or breakages. Should the room be left in an unacceptable condition and a professional clean be required, an additional charge of £50.00 will be added to your bill.
3. Booking confirmation
A binding contract will come into existence upon issue of our Confirmation of Booking
4. Number in party
This should not exceed two persons per room.
5. Payment
When you make a booking you take on the responsibility for the total payment of your
reservation.
A non-refundable deposit of 25% must be paid upon booking. We are also happy to accept payment in full at time of booking.
We request that the outstanding balance be paid at least one week prior to your arrival date.
If the balance of payment has not been made by the due date, and you have not contacted
us, we will consider the booking cancelled.
For bookings made less than one week prior to arrival date, the full amount must be paid
when you make the booking.
6. Cancellation
Cancellations must be made at least one week prior to your arrival date.
If full payment has been made in advance, 75% of the total fee will be refunded to you providing you cancel at least one week prior to your arrival date.
No refunds can be made for cancellations with less than one weeks notice.
7. Minors
Bookings can only be accepted from persons aged 18 or over.
8. Linen & towels
All bed linen and towels are provided (one bath towel and one hand towel per person).
9. Dietary Requirements
Please notify us of any special dietary requirements at the time of booking.
10. Availability
If, for any unforeseen reason, the property is unable to be let (for example fire damage) all
monies will be refunded to you. However, we cannot be responsible for payment of
compensation.
We cannot be held responsible for breakdown in public or local services including water and electricity. In the case of any breakdown you should inform us as soon as possible.
11. Damage & Loss
We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge per key.
Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belongings before checking-out.
The owner has the right to enter the room if exceptional or emergency circumstances arise (for
example if repairs need to be carried out).
12. Smoking
We operate a strict no-smoking policy inside the rooms.
13. Pets
Pets are not permitted in the rooms.
14. Vehicles
Your vehicles and their accessories and contents are left entirely at your own risk. We are
not responsible for any loss or damage of the vehicle. Electric car charging is not allowed.
15. Visitors
Visitors are not permitted in the rooms.
16. Complaints & issues
We hope you have a pleasant and enjoyable stay. If you have any problems or concerns please inform us and we will endeavour to rectify the issue as soon as possible.
